Multi Activity Instructor You will deliver the soccer and tennis (and at some camps the swimming lessons) as part of our Specialist Holiday Programme and you must meet the following criteria: * Tennis - LTA coaching qualification and/or personal proficiency and supervisory experience. * Football - FA Teachers qualification and/or personal proficiency and supervisory experience. * Swimming - ASA Swimming Teacher and/or personal Proficiency (you may be utilised for swimming lessons) 2. Creative Arts Instructor You will deliver the Star maker and Creativity Workshop sessions as part of our Specialist Holiday Programme and you must meet the following criteria: * Performing Arts - You must have qualifications and/or experience in organising a wide range of drama, dance, music, and theatre and film based activities. * Arts and Crafts - You must have qualifications and/or experience in organising a wide range of arts and craft based activities. * You may be asked to run sessions for all campers in the art room when specialist sessions aren't taking place. 3. Motor & Target Instructor You will deliver the Quad bike and Archery sessions throughout the day to all age groups. GNAS and/or EASI qualifications are preferred but not essential as full training is given. You must be responsible and conscientious, as you will be instructing the most hazardous activity we provide. It is essential you are fully aware of all health and safety rules and are always aware of potential risks. Safety of Equipment for these activities is of paramount importance. Day Camps are located at superb venues in Ascot, Bromley, Esher, Mill Hill, Northwood, Wimbledon, Woodford, Reigate, Tunbridge Wells, Richmond and Blackheath. Full training and support provided. We have three joint group heads for our Real Estate group: Susan Mawson, Andrew Olins and Vivien Rimmer. IBB's Residential Development team is arguably the most commercially astute and technically expert of any residential development team in the South East. We have a proven track record of handling complex acquisitions and disposals of residential and mixed-use development sites and proactively negotiating the best deals for our clients. When new clients instruct us, we find that the service we deliver invariably exceeds their expectations. Our New Homes Division offers a tailor-made service for the disposal of completed units. We currently dispose of about 700 units each year and further expansion is planned. We use state-of-the-art IT and case management systems to progress sales speedily. We keep in constant touch with your sales team and proactively solve problems to meet target exchange and completion dates. Our real estate teams complement each other and together can provide a full range of services to the developer, which other specialist residential development teams may not be able to offer. This is particularly relevant to the provision of mixed-use schemes; advice on acquisition funding; the negotiation of development agreements and construction documentation and/or the letting of commercial premises. We deal sensitively with the authorities involved to maximise tangible benefits for our clients, whilst balancing those against the constraints of local authority requirements, planning and community needs. To provide a high quality service to clients on all aspects of residential led development and as required mixed use schemes. Ensure exemplary client care establishing trust and confidence and demonstrate strong financial management, commercial awareness and professionalism at all times. Key Responsibilities 1.To provide a high quality legal service to clients on all aspects of the development of land by way of assistance with the acquisition and disposal of sites for residential led and mixed use development (whether immediate or strategic) to include: * Advising on restrictive covenants, easements, affordable housing, leases, planning and highways agreements and agreements for supply of services; * Assisting with the preparation of documentation in readiness for the disposal of completed residential units. 2. Where required, assist the team in its marketing objectives, to include activities such as attending client events, writing text / articles for the website and other publications and assisting the partners in organising client events. 3.Develop own technical knowledge and skills including: 1. Analysing information to reach sound decisions; 2. Recognising commercial drivers behind a deal and reacting accordingly; 3. Recognising issues and problems arising during the course of a transaction and reacting quickly and effectively; 4. Research appropriate case law and technical and legal precedents to progress matters; 5. Comprehending and following instructions; 6. Communicating succinctly verbally and in writing using plain English. 4.Personally meet the firms quality standards including: 1. Ensuring that all chargeable work is properly recorded on client matters; 2. Ensuring personal time recording and billing targets are achieved; 3. Adhering to the Law Societys client care directive and to the firms own policies as set out in the Office Manual; 4. Maintaining good file management as set out in the Office Manual; 5. Understanding the obligations relating to client accounts and ensures preparation and delivery of bills in accordance with the Solicitors Accounts Rules. 5.Ensure the firms client care standards are consistently met, including setting and meeting client expectations and clearly communicating progress to clients and partners and where appropriate billing matters in accordance with partner approval. 6.Develop own self-organisational and interpersonal skills so that: * Work is prioritised and progressed; * You demonstrate a balance of working on your own initiative and seeking advice or guidance; * Partners are aware of your workload and specific issues which arise on your matters * You maintain a flexible and proactive approach to work Establish and maintain contact with relevant third parties and ensure good working relationships with referrers and other external contacts. Participate actively in group meetings. Ensure you remain professionally and technically up to date by attending and recording CPD, as well as developing knowledge of the market place and client base. Person Specification 1. Confident with all aspects of residential led development and ideally with experience of mixed use schemes, residential conveyancing /site set up and CML compliance 2. At least 2 years dealing with house builder / residential led development work 3. Experience of undertaking part exchanges managing plot sales and site set ups will be an advantage 4. Experience of negotiating disposals of affordable housing and/or s106 agreements would be an advantage but not essential 5. IT literate with a vision of how effective use of IT / case management can add value to the client 6. Strong academics 7. Experience working as a trainee or qualified solicitor with a firm known for its residential development work 8. Takes ownership of own career and demonstrates a desire to develop your skills and to progress within the area of residential led property development.
